Hoopeston Nursing Home

Carlson was selected to provide general contracting services for the new  Hoopeston Regional Health Center Nursing Home, a subsidiary of the Carle Healthcare Foundation.  The 140 bed skilled care facility is a regulated Illinois Department of Public Health Medical Facility meeting all of the specifications for mechanical, fire protection and life safety requirements of the IDPH.

The facility included an exterior clad building with a combination of brick veneer and fiber cement siding constructed on a poured in place concrete foundation system.  The pre-engineered truss system utilized a combination of asphalt shingles and TPO roofing materials. The site work for the project also included storm water pollution prevention, demolition of existing structures, mass grading, on and off site utilities, storm water management system, site concrete walks and curbs as well as substantial landscaping, site amenities and perimeter protective fencing.

Carlson value engineered approximately 1.5 million dollars from the project budget.  This included modifying the foundation, framing and structural systems, the HVAC system, electrical circuitry layout, windows, doors and utility configurations.



Carlson was selected to provide construction services for the new Providence at Sycamore Hills and Thornberry communities.  Developed as a joint venture between the Champaign County Housing Authority and The Benoit Group, a national leader in affordable housing development, the community is being financed utilizing a combination of Low Income Housing Tax Credits and HUD (D4) financing as well as conventional loans.  This method of financing requires an extensive amount of construction administration to insure compliance with each lender’s and financial partner’s requirements.

Each of the LEED Silver certified buildings are constructed utilizing conventional wood framing, fiber cement siding, architectural asphalt shingles, vinyl windows and maintenance free architectural elements. The site work for the facility included all wet and dry utilities, heavy duty PCC concrete paved parking for 630 passenger vehicles, extensive drought resistant landscaping and natural planted detention basins.

Along with the residential units, each of the communities includes a standalone 6,000 square foot clubhouse building and management office with meeting rooms, kitchen amenities/food service and fitness centers.  Each community also includes an onsite park with play equipment, picnic tables and gathering areas.

Carlson was selected to provide general contracting services for the new Metro 59 luxury apartment community, which is the first transit oriented design (TOD) community within walking distance of the Aurora Metra stop.  The 460 unit luxury rental community is divided into seven structures with 3 containing 56 units, 3 with 60 units and 1 with 112 units along with a 12,000 square foot community club house.

The site work for the project included storm water pollution prevention, mass grading, wet and dry utilities, storm water management system, site concrete walks and curbs, asphalt roadway construction, lighting, monument signs and extensive landscaping.

Liberty Meadows Housing

Carlson was selected to provide design build services for phase I & II of Liberty Meadows Estates, a combination of 118 energy star rated single-family homes and duplexes ranging in size from 1,800 to 2,250 square feet.  The project included a clubhouse, management office, and adjacent central community recreation area for use by the residents of the community.  This community was sponsored and developed by the Housing Authority of Joliet utilizing the Low Income Housing Tax Credit Program (LIHTC) in an effort to revitalize and replace its housing inventory that dated back to the early 1950’s.

Even though Carlson was contracted to originally develop plans that ranged in size from 1,400 to 1,800 square feet, we exceeded the criteria by designing and constructing homes from 1,800 to 2,250 square feet.  This meant the units were an average of 22% larger and far more compatible with today’s lifestyle, while simultaneously maintaining the original project budget.  The homes were also designed based upon ease of maintainability and interoperability of building components utilizing similar mechanical units, windows, doors and other materials that can be replace universally on any home as well as all State, Federal, H.U.D. and A.D.A guidelines were followed.

Carlson also constructed the site infrastructure including mass grading, storm water management areas, wet and dry utilities, on site roadways, sidewalks, street lighting, a pedestrian trail network, reconstruction and widening of an offsite arterial roadway.

Hawthorne Lakes Phase I, II & III

Carlson provided design build services for phases I, II, III & IV of the Hawthorne Lakes residential development, which included 204 duplex, townhome and condominium units.  The floor plans varied between elevator condominiums, ranch and two-story style homes.

Each of the buildings were constructed utilizing conventional on site build methods with the exception of pre-fabricated wall panels and pre-engineered roof trusses which were fabricated off site and delivered to the project site for erection.  Carlson constructed the entire onsite infrastructure which included mass grading, storm water management, wet & dry utilities, on site roadways, sidewalks, pedestrian trail network street lighting, reconstruction and widening of an off-site collector roadway.  Environmentally sensitive areas including floodplains and wetlands were successfully mitigated.

Coordinating each of the individual units with its custom finishes and options required substantial communication between the interior designers and construction management team on a fast track basis.
