Carlson was selected to provide construction manager at risk service for the construction of the Maple & Main Mixed Use Development located in downtown Downers Grove, Illinois.  The .9 acre former commuter parking lot and office building site is located at the epicenter of the suburban downtown.

The $27,000,000 project consists of 115 newly constructed luxury market rate rental apartment units  The 6 story development also includes 3,500 square feet of retail and commercial space as well as a 255 stall 3 level below grade precast concrete parking structure.

During the preconstruction phase, Carlson worked with lead designer ESG Architects to develop the most efficient building structural systems for the project and maintain the overall development budget determined at the schematic design phase.  The team worked in conjunction with the village of Downers Grove building & engineering department to ensure that all International and local amended codes were accommodated within the final design.

Job Description

The Carlson team was selected to provide construction management services for the construction of a new 78,000 square foot Harley Davidson dealership and factory service facility including all on and off site improvements.  The pre-cast concrete, glass, aluminum and steel facility was designed and constructed to showcase its dramatic Interstate 55 presence.

The factory service area included over 35,000 square feet divided into eighteen work areas for technicians. Power and exhaust connections were provided to each work station along with hydraulic lifts.

The show room featured specialty designed lighting fixtures to compliment the retail fixtures along with a gas forced air HVAC system with exposed duct work painted to create a corporate trademark look.  The floor system utilized a stained and polished concrete in a variation of colors.
